Early-access terms

Explore first, create an account for reports

Visitors can browse Atlas and complete up to three successful new site screens in a rolling 30-day period without signing up. This allowance is shared by visitors on the same network; resetting browser storage does not reset it. Previously counted sites and profile changes do not use another site within that period. A free account is required to generate a new personal site report. Published sample reports are available without an account.

Free account screening

Free accounts can complete 10 successful new site screens per UTC calendar month. Opening a previously counted site or switching between micro, small and large profiles does not use another site within that month. When fresh evidence identifies one mapped parcel, pins resolved to that parcel share a site identity. An explicitly drawn project footprint is counted separately from the mapped parcel, and a changed footprint is a new site. Where a parcel cannot be reliably resolved, Atlas uses the selected latitude/longitude rounded to six decimal places; another point may then count separately. A custom analysis footprint is limited to 500 ha and 2,000 vertices. Screens with failed essential evidence checks do not consume the allowance. A successful screen can still contain coverage gaps and does not confirm utility capacity or suitability. No automatic overage charge applies. Access may be limited for abuse, publisher outages or maintenance.

What a screen establishes

Automated screens assemble dated public evidence and stated modelling assumptions. They are not verified availability offers, surveys, subsurface utility investigations, engineering certifications, valuations or approvals. A mapped power line does not prove spare capacity. Published water or fibre infrastructure does not establish a service commitment. Confirm development decisions with the relevant utilities, authorities, qualified professionals and landowners.

Reviewed reports and consultation

The Site Feasibility & Concept Design engagement is offered at $7,500 CAD and includes 25 hours of Driftwood design consultation for concept development. The agreed review may combine public evidence with authorized private and paid data sources, where available; availability, permitted uses and any third-party data costs are confirmed in the scope. Before work starts, Driftwood and the customer must agree the site, review scope, deliverables, timing, revision allowance, the period for using the 25 design hours, tax treatment and payment terms. Report preparation is separate from the included 25 design consultation and concept-development hours. Verification applies to the evidence and inquiries completed within that scope; unresolved utility availability remains explicitly unresolved. Submitting an enquiry is not a purchase. Additional design, investigations, fieldwork, utility studies and construction require a separate agreement.

Planned volume access

Scale is proposed at $499 CAD/month for 1,000 site locations and five users; Enterprise is scoped individually. These are early-access requests, not active subscriptions. Creating an account or selecting a paid plan does not activate paid access, add seats or take payment. Accounts currently receive the active Free allowance of 10 successful new sites per UTC calendar month. Team workspaces, monitoring and public API/ChatGPT access remain planned until launched. No automatic overage charges apply.

Source rights

Public source attribution and source-specific licence conditions remain applicable. Access to Atlas does not grant rights to restricted BC Assessment, ICI Society, Spacelist or other licensed datasets. Those feeds require a suitable licence before they can be included.
