Atlas.by Driftwood Communications

From evidence to a project brief

Go beyond
the public map.

Bring public evidence and authorized private and paid data sources, where available, into one commissioned site review. Work with Driftwood to understand what the evidence supports, explore concepts and define the next step.

CAD $7,500 / scoped engagement

A human-reviewed site report plus 25 hours of Driftwood design consultation and concept work. The 25 hours are additional to report preparation. Start with a scope discussion; no payment is taken on this website.

Give your next decision a stronger foundation.

The free Atlas screen organises public data. This separate paid engagement brings a person into the work: examining public evidence and authorized private and paid data sources, where available, challenging assumptions and turning the findings into a useful project brief.

We propose a baseline of one agreed site footprint, one project profile and one consolidated report revision. Adjacent parcels can form that footprint when explicitly included in the written scope. Additional sites, scenarios or specialist studies are agreed separately.

Proposed deliverables, subject to written agreement
DeliverableWhat you receive
Public and private evidence reviewCheck authorized private and paid data sources, where available, against the public screen, including licensed property or utility data and authorized utility or carrier responses where permitted. Record the source, date, site and project scope; reconcile conflicting evidence and separate confirmed items, conditions, assumptions and unresolved claims.
Site reportAn executive decision brief, the stated footprint and configuration, power/water/fibre/land findings, evidence dates and a prioritised enquiry plan.
Concept workEarly options, service requirements and a design brief developed through the separate 25-hour consultation allowance. The level of drawing detail is agreed at kickoff.
Review and handoffA discussion of findings, one consolidated report revision and a record of open decisions for the next design or diligence stage.

Private and licensed sources, scoped to your site.

A public map can show a line near the site. A utility letter may address a specific load, route or stage of an application. A carrier response may describe a proposed service. Licensed property or utility data may add detail that is absent from the public map. Those records become more useful when someone checks what they actually cover.

For the agreed review, Driftwood checks each available record’s source and date, the site or boundary it concerns, and the project assumptions it relies on. We compare it with the public screen, document conflicts and state which questions the evidence answers, which answers are conditional and which questions remain open.

The result feeds into your human-reviewed report, concept options and next-step plan. You can see where a project-specific response improves the picture and where another enquiry is needed.

Before work begins, we agree record availability, permissions, permitted sharing and any third-party fees. Particular records, operator responses and licensed data access are not guaranteed. Client-confidential material is never shared between engagements.

25 hours with a purpose.

The allocation below is a proposed working plan, not a fixed promise of deliverables or meeting time. We agree the balance of consultation and design production with you. It does not consume the time budget for preparing the source-reviewed report.

  1. 3 hours · project brief

Confirm the intended site, load, delivery ambitions, decision to be made and information available.

  2. 6 hours · constraints workshop and service brief

Work through material findings and define the questions for the utility, carriers, municipality and specialists.

  3. 10 hours · early concept options

Explore a proportionate layout or infrastructure approach at the agreed level of detail. Concepts remain preliminary and conditional.

  4. 4 hours · design brief and next-stage scope

Document assumptions, dependencies, design inputs and a practical scope for subsequent work.

  5. 2 hours · review and handoff

Discuss options and record the next decisions. Any concept revisions draw on the agreed 25-hour allowance.

A clear sequence. An agreed timetable.

  1. Agree the assignment

Confirm footprint, profile, inputs, scope, deliverables, record availability, permissions, any third-party fees, responsibilities and commercial terms in writing.

  2. Review the evidence

Check each relevant record’s source, date, site and project scope. Reconcile it with the public screen, document contradictions and identify what is confirmed, conditional or unresolved.

  3. Develop the brief and concepts

Use the consultation allowance for the agreed options and next-stage design inputs.

  4. Review, revise and hand over

Receive the agreed report and concept outputs, consolidate feedback and document outstanding actions.

Milestone dates are set in the written engagement after checking team availability and your inputs. Utility, carrier, municipal and other third-party response times are outside Driftwood’s control. No external response or approval is promised.

What the engagement does not establish.

Human review checks the available evidence and its limitations. It does not reserve electricity, establish a connection date, guarantee development permission or replace the relevant engineering and authority processes.

  • Utility studies, carrier quotations, permit applications, surveys, title opinions, geotechnical investigations and construction-ready or sealed designs require separate scopes.
  • Third-party data licences, specialist fees, travel and applicable taxes are not assumed to be included; treatment is confirmed before purchase.
  • Any authority or carrier outreach is agreed in advance. A request is not a commitment from that organisation.
  • ICI Society, province-wide BC Assessment and Spacelist feeds are not currently connected to the automated workspace. Private records can only be used with appropriate permission and rights.

Before you commission a review.

How does this differ from the free Atlas report?

The free automated report uses public data and highlights what remains unknown. The separate paid engagement adds human examination of public evidence and authorized private and paid data sources, where available, an agreed project report and 25 additional hours of consultation and concept design. Those hours are additional to report preparation. Downloading an automated report does not mean a person has reviewed the site.

Can I bring the site I explored in Atlas?

Yes. Open human help from your selected site or report to review a short assessment brief and choose whether to attach it to your enquiry. Driftwood can then discuss the same location, demand and evidence gaps with you.

Does the report confirm power or development approval?

Only the relevant utility, carrier, authority or qualified specialist can provide the project-specific commitment or approval within their remit. The review identifies evidence, conditions and next actions; it does not guarantee spare MW, servicing, permits or a connection date.

See the difference before you enquire.

Bring us the decision you need to make.

Share the location, project scale and the questions holding you back. We will use that enquiry to discuss a written scope. It is not an order.
